Abstract
The results of this research show that the presence of an accessible elementary school is capitalized into nearby property values. The study was designed to yield a direct estimate of the extent of capitalization, and thus to overcome some of the problems of cross-sectional hedonic function approach. Even if capitalization levels are not systematically related to willingness-to-pay, they do comprise a significant benefit to the mobile household in the impact area. As such, they should be included in cost-benefit analyses of locational policies. -Author
